What a registered business address actually is
Every company in the Netherlands must have a registered business address (vestigingsadres) recorded in the Handelsregister at the KVK. It is the official location of your business — the address the KVK, the Belastingdienst and your customers use to reach you, and the one that appears on your invoices. You cannot complete a KVK registration, and therefore cannot finish incorporating a Dutch BV, without one. For a founder living abroad this is usually the first practical wall they hit.
A "virtual office" is simply a way to obtain a compliant registered address (and the mail handling around it) without renting your own premises. Used correctly, it is a legitimate and common solution. Used as a hollow mailbox, it is a problem — which is the honest part most providers skip.
The honest bit: an address must be genuine, not a mailbox
The KVK does not accept a pure PO box (postbus) as your business address. It requires a real, physical location where your business is actually established and reachable. In practice that means:
- A genuine address — not just a number in a mailroom;
- Where your official post is actually received and handled;
- Where, in principle, the business can be contacted or callers received.
Beyond the KVK, banks and the tax office look at substance — where the company is genuinely run and directed — before they onboard or assess it. A registered address satisfies the KVK requirement; it does not, on its own, manufacture substance or guarantee a bank will open an account. We tell you this plainly so you plan for the real requirements rather than assuming an address fixes everything.

Do I need a Dutch address to register a company?
Yes. Every BV and eenmanszaak must have a Dutch registered business address (vestigingsadres) in the Handelsregister at the KVK. Without one you cannot complete registration. We can arrange a compliant address for founders who have no premises here.
Is a virtual office the same as a PO box?
No — and this matters. The KVK requires a genuine physical address where your business is actually established and reachable, not a pure postbus (PO box). A compliant "virtual office" is a real address with real mail handling, not a nameplate on an empty mailbox. We only arrange addresses that meet the KVK requirement.
Will a registered address alone satisfy a bank or the tax office?
Not necessarily. Banks and the Belastingdienst look at genuine substance — where the business is actually run, who directs it, and whether it is truly reachable — not just a line in the register. An address solves the KVK requirement; it does not by itself create substance. We are honest about that up front.
